Homeowner Association Management Services

Ptarmigan Property management provides a variety of services for all clients. 

Services may include: 

  • Maintain current owner and management company contact lists for regular communication and announcements
  • Prepare with board annual association budget and 10-year capital project worksheet 
  • Organize annual HOA meeting including announcements, notices, proxies, financials, management reports, and all other meeting materials
  • Preside at 1 annual HOA meeting and 4 board meetings per year
  • Produce and circulate meeting minutes
  • Respond to all association communications
  • On call 24-7 for emergencies
  • Negotiate contracts and supervise vendors on repairs and projects
  • Schedule annual maintenance services
  • Respond to maintenance requests and complete repairs as needed
  • Enforce Rules and Regulations and manage violations

 

Property inspections

Contracts are tailored to individual properties.

Property inspections generally include 2 visits per week to inspect grounds, building exteriors and decks as accessible, garbage enclosures, lighting, etc.

During inspections, project managers identify any maintenance/repair issues and any potential liabilities/hazards to be addressed in a timely manner.

Capital Projects

Ptarmigan has expertise and years of experience in managing capital projects. We are proud of the long time relationships we have built with various contractors.

Capital project management services include:

  • Produce and maintain a capital project spreadsheet
  • Identify projects anticipated to be necessary in the next 10 years
  • Schedule completion years and determine projected costs
  • Manage all bids to ensure the highest quality and most competitive pricing
  • Manage permits and inspections
